Due to the development been situated on low lying clay soils with high groundwater the causing drainage issues, this created significant a project challenge. McDowall Affleck resolved  this  issue  through  designing a shallow farm drainage system that runs parallel to the property boundaries in critical locations. This strategy allowed all excess water to move through the system into the main road drainage network.

The real key to the value engineering on the project included McDowall Affleck provided a cost effective solution to manage the clay soils across the 4 stages through the use of a geogrid technique to avoid excessive pavement and meet the environmental demand requirements.
